Soleo, a single-family, master-planned community

How disciplined planning and design shape master-planned communities that endure

Before a community takes form, there is simply land.

Master planning is the process of shaping that land into a place with identity, purpose and long-term market success.  It establishes the framework that organizes land use, movement, density, infrastructure and open space into a coherent system that supports the community as it grows and evolves.

Within that framework, the vision for the community begins to unfold.

  • A vision for how people will live within the land.
  • Where neighborhoods gather.
  • How parks, trails and open space shape daily life.
  • What character the community will express as it evolves over time.

That vision gives a community its story and differentiates it within the market.

Structure comes first and design is embedded within it. The result is communities that perform under real market conditions while maintaining character, clarity and long-term value.

Soleo is a single-family, master-planned community envisioned through the lens of Napa Valley inspired agricultural design, where planning, landscape and identity are structured together from the beginning.

The community is organized around open space. Neighborhoods connect through a planned trail network that links parks, residential areas, and shared amenities into a continuous system. Movement is not defined by streets alone, but by a broader framework that supports walkability, recreation, and everyday connection.

Structure Comes First

That structure is felt in the experience of arrival. As residents move from surrounding arterial roads into Soleo, the community transitions into shaded streets, curved roadway geometry and open space that slows the pace and establishes a distinct rhythm. The result is a clear sense of entry, one that shifts the experience from regional infrastructure to neighborhood character.

At the heart of the community, a 3,500-square-foot open-air amenity building reinforces that connection between planning and experience. Designed by ABLA as a non-conditioned structure, the building extends communal life outdoors and supports a lifestyle rooted in wellness, sustainability, and social interaction. A central lake anchors the amenity area, serving as both a visual focal point and part of the broader irrigation system that supports the landscape framework.

Design then gives physical form to the planning framework. Inspired by the region’s agricultural heritage, Soleo reflects a restrained architectural language defined by simple forms, honest materials and careful detailing. The character draws from Napa’s agrarian vernacular, creating an environment that feels elevated without becoming overworked. Planting patterns reinforce that identity, while parks, streetscapes and entries establish hierarchy, rhythm and continuity across the community.

The result is a community where planning with structure and designing with intention work as one, creating an environment that is clear in identity, connected in experience and built to perform over time.
